DESCRIPTION & HOUSE PLAN
This house stands in the Suran valley on a quiet country lane which leads to the villages of La Pérouse and Monnetay. It is some 300m to the East of the D117 road with Lons le Saunier 30km to the North and Bourg en Bresse 40km to the South. Croupet is a hameau with four permanent residents and belongs to the commune of Gigny with its famous Abbey founded in the IXC. Gigny is 1km to the North. The house stands in just over an acre of its own grounds. It is built of stone with a new tiled roof with pleasant views down the Suran valley.
GROUND FLOOR
This is divided into the traditional three sections with the kitchen/dining area to the South, the sitting room and stairs in the centre and the utility, wc, shower and heating at the North end. The kitchen/dining area is sunny with three large South facing windows and is about 11 x 5 m with beamed ceiling, fitted kitchen and large refectory table with backed benches. There is the usual kitchen equipment dishwasher, mixed gas/electric hob, refrigerator, microwave and electric oven. Kitchen cabinets and wall cupboards are in oak. There is a double sink and tiled floor. The sitting room is slightly larger 5.5x11m with a glass-fronted woodburner, stairs leading to 1st floor and a mezzanine. The North section is 4m x11m and includes the washing machine, water heater and a woodburning boiler which will heat the water in about 30 minutes as well as providing central heating throughout the house and a shower room with wc and basin. A door leads out of this section to a covered area beside the pool.
FIRST FLOOR
The same three sections are continued here with the South part divided into three bedrooms, the middle part has two bathrooms and a bedroom and the North part a further three bedrooms making a total of seven bedrooms on this floor. One bathroom has a bath, the other a large shower with wcs and basins in both.
ATTIC
This has been lined with pine matchboarding and the South section has two single beds. The middle section has another bathroom with wc and basin and a bath and the North with two more single beds overlooks the pool and garden. Each section has two roof windows as does the bathroom on this floor.
The floors throughout are varnished pine on top of waterproof chipboard making a double floor except for the ground floor which is tiled.
The house has full wood-fired central heating as well as a glass-fronted fire in the sitting room. A generous supply of wood will be stacked beside the boiler and a through-the-wall hatch allows logs to be taken for the sitting room fire from a hopper on the other side of the wall. Hot water production is extremely efficient with this new boiler especially when the radiators are shut off in summer.
OUTSIDE
Access from the road is through a double gate in a stone wall leading to a wide gravel area for parking and turning. The area around the pool is paved. Several mature trees, two walnut and several apple trees give shade around the pool which is 7.5 x4.5m with a deep end furthest from the house of 2.2m and a shallow end of 1.2m with steps leading down ito the pool. The filtration plant is efficient with a 100kg sand filter and 1HP pump. An occasional stream flows along the Eastern boundary of the property and curves around the South end of the house to join the Suran which is about 100m across a field. This stream usually runs after heavy rain and emerges from a rather impressive cavern some 300m upstream from the house. The garden is mostly flat lawn with an area large enough for cricket or football to the North.

SURROUNDINGS & ACTIVITIES
There are lovely walks on the quiet back roads leading to St Julien, La Pérouse, Louvenne and Monnetay. Being either flat or gently sloping these roads make good cycling country as well. Monnetay however is about 300m higher up and requires some pedalling.
This part of the Jura known as la petite montagne is a mixture of hills and valleys and is a traditional agricultural area specialising in producing milk for the well-known comté cheese which is available and made in Gigny and St Julien. Croupet is only 1100ft above sea level and it can get quite hot in June, July and August 30°C making the pool almost a necessity. However, the house with its nearly 2ft thick stone walls will always remain cool in the hottest weather while the roof insulated with 200mm glasswool will keep the heat out. Apart from traditional tourist attractions like the abbey, there is fishing in the Suran with a card which can be bought locally and costs 8 euros per day or 15 euros for 14 days and various quite large lakes, nearest 28km, which are good for swimming and boating. There are very few British visitors to the Jura a fact which visitors to our other house seem to appreciate!
