DESCRIPTION & HOUSE PLAN

Casa Montisole is a beautiful 300 year old stone farmhouse that has been renovated just recently. A tremendous amount of effort has been put into creating an accommodation that exceeds the expectations of our guests. We call it 'Luxury Country Living'. The original character of the house was kept intact, while modern amenities were integrated into the interior. Elements such as a gourmet kitchen with fireplace, brand new appliances, granite counter top, glass door cupboards, dishwasher and a large refrigerator. Bedrooms, each with their own bathroom and shower, feature large beds, luxury linens and comforters and plenty of drawer space. The living room features leather sofas, a fireplace, and a plasma TV. A private pool and garden offer panoramic views of the valley and the surrounding hills. Outdoor dining and barbeque areas are set among ancient olive trees that accent the garden.

There are three bedrooms and three bathrooms, the house will comfortable accomodate 6 adults and 2 children.

The house is constructed of walls that are up to 1 meter thick which allows it to stay very cool even in the heat of the day. All windows are double glazed. All windows and doors are fitted with fly screens and inside and outside shutters. There is a new central heating system (for an additional charge) and constant hot water.

SURROUNDINGS & ACTIVITIES

You are in an area of outstanding beauty, history and culture; we would recommend visits to the following:

Cortona, the now famous ancient market hill town; Citta di Castello, a wonderful walled city; Montone, a tiny, beautiful hilltop town; Castiglione del Lago, a walled town projecting into Lake Trasimeno; Assisi, the city renowned for religious pilgrimages; Siena, famous ancient city state; Chianti, classic wine producing region; San Gimignano, known for its towers; Florence, the center of the Renaissance

The Local Area

Local shops are located in Mercatale and Lisciano Niccone, they are excellent. There is a bakery in Mercatale and top quality meats in the butcher shops in both villages. There are two grocery shops in Mercatale and a pharmacy on the way to Lisciano Niccone. There is also a small selection of goods at El Pino Bar just down at the main road; it's also a good place for a real coffee. Local restaurants are very good, there's Mimmi in Mercatale, Gianna in Lisciano Niccone these are both family owned and operated places. Also in Lisciano is a pizzeria named Fizz Bar which has great pizzas but only at dinnertime. Down the valley toward Umbertide is our local winery which also has a very good restaurant, they are open every day at 1pm. On Monday evenings during the summer, they offer tours of the vineyard and cantina along with dinner. Also on the way to Umbertide in the village of Niccone is Nonna Gelsa's which is fabulous.

Prices
Rental prices are per week and in Euros, they include water, electricity, bed linen, towels + pool towels, all taxes and cleaning.
Discounts for returning guests and long winter rentals!

Changeover day
Casa Montisole is rented out on a weekly basis. Weekly rental begins on Sat. at 5pm and ends, Sat. at 10am. There is some flexibility for mid week rentals or durations other than 7 days, depending on availability and time of year.

Booking notes
A 50% deposit is due upon reservation, balance including security deposit of 800 euros is due 1 month prior to stay. Security deposit less any charges for breakage or damage will be refunded within 14 days of end of stay.
Cancellations - the deposit is refundable up to 60 days prior to stay and not refundable thereafter. No refunds are given within 30 days of stay.
