DESCRIPTION & HOUSE PLAN

The PODERE SANTA MARIA Guest Ranch consists of an old, typically Tuscan farmhouse which has been completely restored. It's situated in the centre of a small valley through which flows the river Sterza which, a little further downstream, runs into the river Cecina. The property consist of 6.5 hectares, part of which is cultivated and the remainder given over to pasture for horses and sheep.
Guests are welcomed into a relaxed and friendly atmosphere, quite different to the formality of a hotel. Accommodation is in three apartments for 8, 6, 4 persons respectively. Each apartment is centrally heated and furnished with taste and simplicity in the old Tuscan style. All three apartments have their own entrance (each on a different side of the house to guarantee maximum privacy) and a paved and shaded terrace equipped with table, chairs, sunbeds and the indespensable barbecue.
The house is souranded by a large garden in common, with a swimming pool fournished with volley ball net, chidren equipement and a ping-pong table.
The Pine apartment is of 90 sq. meters and is on the ground floor. The entrance is through two glass doors, the first of which opens into a small hall from where an arc gives access to a large living-room with a fireplace. The second glass door opens directly into a large kitchen. The night area has a small hall from which doors open on to a large bedroom, a small bedroom and a bathroom.
FURNISHINGS:
Entrance hall: a desk. Living room: double divan bed, two easy chair, bookcase, small table. Kitchen: gas cooker with five burners, electric oven, wood-burning stove, refrigerator, deep freeze, table and chairs, sideboard. Large bedroom: double bed, two bedsides tables, wardrobe, desk , easychair-bed. Small bedroom: two sets of bunk-beds, bedsides table, wardrobe, desk. Bathroom: toilet, bidet, washbasin, bath, shower.

SURROUNDINGS & ACTIVITIES

The land surrounding the house reflects the varied nature of the area: from all points of the house one can admire cultivated zones, pasture land, and wooded hillsides interspersed with medieval villages and farmhouses.
The isolated position and the distance from main roads guarantees a holiday of complete relaxation for those who wish it. More active guests have the possibility of swimming or playing volley ball in the pool, or ping pong in the garden; therefore they can make excursions on foot, on horseback or on mountain bike in the nearly "Macchia della Magona" (an area of 1.635 hectares of woods and brushland closed to motorised traffic). Thanks to it's central position geografically day-trips can be made to near by cities of artistic interest such as Volterra, S.Gimignano, Sienna, Pisa and Florence, or to the Islands of Elba and Giglio.
The Tirrenian coast with its beautiful beaches can be reached on little-frequented roads (20 Km). For wine enthusiasts the "STRADE DEL VINO" (WINE ROADS) is close at hand. They have a programme characterised by naturalistic, cultural and historical visits,and accompanied tours of vineyards, olive groves and also of wine cellars which are open to the public for wine tasting or the buying of wine and olive oil.

Fishing and/or swimming in the near by rivers Sterza (100 m) and Cecina (2 km).
Excursions an foot or on mountain bike in the neighbourning "Magona woods" (3km).
Horse riding at the neighbouring stables "Prato Doris" just outsides the village of Guardistallo (4 km).
A water-park complex with swimming pools for adults and children, water-slides etc. at Cecina Marina (20 km).
Swimming and sunbathing on the beaches of the Tirrenic Coast (18 km).

PRICES AND PERIODS

Podere Santa Maria is open all the year round, renting its apartment on a weekly basis from saturday to saturday.
Time of arrival is anticipated between 16.00 and 20.00 and of departure prior to 10.00.
Naturally in low season it's possible to be more flexible with dates and times.

A deposit should be paid on booking.
The balance of the rent should be paid on arrival together with a deposit against damages of 150,00 Euro (which will be refunded on departure)
